No heat or no cooling right now? The emergency line is answered by a person, 24 hours a day, every day of the year. Call 000-000-0000
Almost every catastrophic failure we attend was preceded by something small and visible. A capacitor reading twenty percent below its rating. A blower wheel packed with dust. A flue termination slowly filling with debris. None of these announce themselves; all of them are obvious to somebody holding a meter in April rather than a torch at midnight in January.
An agreement buys that look. It also buys position: on the worst two weeks of the year — the first hard freeze and the first heatwave — everybody calls at once, and plan holders are dispatched first. That is the part that is genuinely hard to buy at any price on the day.
What every plan includes
Whichever level you take, these are not optional extras and they do not have a price beside them on the invoice.
Priority dispatch
Plan holders are scheduled ahead of non-contract calls. In a heat emergency or a hard freeze that is the difference between today and Thursday.
No diagnostic fee, ever
The $119 visit charge is waived on every service call for the life of the agreement, whether or not you go ahead with the repair.
A standing discount on repairs
10% to 20% depending on the plan, applied to parts and labour on every job we do for you.
A written condition report
Measured figures, not ticks in boxes — capacitor values, temperature rise, static pressure, refrigerant readings, combustion analysis. Filed, and compared year on year.
Warranty protection
Manufacturer warranties on modern equipment require documented annual maintenance. An agreement is the record that keeps your claim alive.
Transferable, and refundable pro rata
If you sell the house it goes to the buyer, which is a genuine selling point. If you move away, we refund the unused portion.
What we actually do on a maintenance visit
A real tune-up takes between sixty and ninety minutes per system. Anything advertised at twenty-nine dollars and twenty minutes is a sales call with a screwdriver.
Electrical under load
Capacitors measured against rating, contactors inspected, motor amp draw compared to the nameplate, connections torqued. This is where failures are caught before they happen.
Airflow and static pressure
Filters, blower wheel, coil cleanliness and total external static pressure. High static is the quiet killer of both comfort and equipment life.
Refrigerant performance
Superheat and subcooling measured and compared to design, and a leak search if the numbers say so. Not just a gauge glance.
Combustion, on anything that burns
Combustion analysis, draught, flue integrity and a heat exchanger inspection. Carbon monoxide is not a maintenance item you skip.
Condensate and safeties
Drains flushed, traps cleared, float switches tested, low-water cutoffs tested on boilers.
Controls and calibration
Thermostat operation, staging, changeover, and the settings somebody left wrong three years ago.
Commercial and multi-family agreements
Priced per unit rather than per plan, on a schedule that fits your building rather than ours.
Quarterly or monthly rotations
Rooftop units, split systems and make-up air on a rotation, with belts and filters carried on the van.
Documentation your managing agent will accept
Per-unit condition reports, asset registers and a certificate of insurance on file with the building.
Guaranteed response windows
Contracted response times for critical equipment, written into the agreement rather than promised on the phone.
Budget forecasting
An annual written view of what is likely to need replacing in the next two to three years, so it lands in a budget rather than in an emergency.
Questions
Maintenance Agreements — the questions we are asked most
Is an HVAC maintenance contract worth it?
If you own the equipment, yes — for three reasons that have nothing to do with the tune-up itself. You skip the queue during the two weeks a year when everybody calls at once, you stop paying the diagnostic fee, and you keep your manufacturer warranty valid, since most of them require documented annual maintenance.
How much does an HVAC maintenance plan cost in Queens?
Ours run $189 a year for one visit, $329 for two, and $579 for the Total Care plan that includes no-charge emergency call-outs. A second system is half price. Commercial buildings are quoted per unit after a survey.
How often should HVAC equipment be serviced?
Cooling once a year in spring, heating once a year in autumn. A heat pump runs in both seasons and genuinely needs both visits. Anything that burns gas should have its combustion checked annually without exception.
What happens if I need a repair as a plan holder?
You go to the front of the dispatch queue, you pay no diagnostic fee, and your plan discount comes off the repair. On the Total Care plan there is no after-hours call-out charge either, at any hour of any day.
Can I transfer the agreement if I sell the house?
Yes, and it is worth mentioning to a buyer — a documented maintenance history and a live agreement on the equipment is a genuine asset at closing. If you move out of the area instead, we refund the unused portion.
Do you cover equipment you did not install?
Yes. We will inspect it on the first visit and tell you honestly what condition it is in before the agreement starts. If we find something that needs putting right first, you will hear about it before you pay for a year of maintenance.
